Why it exists
Buying a flat that is still being built means paying a large booking amount on the strength of a promise. Under RERA, builders register their projects and file updates, and the state authorities publish their orders. The records are public, but they are spread across separate lists and PDFs, some searches sit behind a picture code, and pages change without notice. FlatKundli gathers what is published about one project, keeps a dated copy of every page it reads, and sets out the facts with the questions they raise.
How it stays independent
- Only the people who buy reports pay FlatKundli: no commissions, referral fees, advertising or paid placements from builders, brokers, banks or lenders.
- No ratings, scores or labels, and no advice on whether to buy.
- Anyone named in a report, builders included, can send a correction or a reply.
- Not affiliated with, or endorsed by, any RERA authority or government body.

Who runs it
FlatKundli is run by Samuel Vanambattina, who founded it in 2026. He has about nine years in Data and Analytics at PwC (New York) and AWS (Seattle), and a Master's degree from Carnegie Mellon University.
